Once you’ve built some equity in the property, borrow against it to purchase another property and move in there and rent out the other half of the duplex to help cover the cost of your next mortgage.

I actually work with mostly first time investors so if you need any assistance I can shoot you some different information. Renting out property is the best way to go as it generates immediate cash. I would skip the whole apprentice thing as its usually a really shitty gig.
